We work with investors, developers and landlords who wish to sell investment properties.  These are often converted into the investment market with a view for resale, or held by investors/landlords and sold on when priorities change.

From time to time we can help all parties come to a beneficial arrangement by securing a good price for their home.

We make no claim for "Below Market Value" on properties,  we seek to provide good quality, well converted and managed houses.   You will get value and you will get properties that have been looked after and produce great yields.

We also offer a "investment finder" service to match buyers with suitable investment properties.  Most of these will be available on the open market.  Our service will be an appraisal of the property, based on expected cash input to renovate and tenant, and a fit out service of arranging trades for work completion and furnishings, as well as negotiating on your behalf with the selling agent.  Our fee will cover the end-to-end nature of the transaction, from offer to renting to tenants, and will not just be for acting as go-between on a property available to the general public.

Who do you work for?

Our client is the buyer, not the seller.  As such we represent the interests of the person buying the property.  This is understood by those we find properties for and forms our terms of business with our investment sellers and buyers.  Our fee is paid for by the buyer.

What do you charge?

On acceptance of an offer, we charge the buyer a reservation fee of £250  On sale contract exchange we charge the buyer a fee depending on the property/deal.  For single lets this is £1500.  For shared houses/HMO houses this is £3,000.  For our House Finder service this also includes our work in obtaining quotes and supervising the purchase and fit out.

Please use the contact form on the property listing - we will then be in touch to arrange a viewing of the property to enable you to make your decision on the property.  Please note that by viewing a property with us you accept our terms of business (see below).

I have viewed and wish to offer on the property.

Please contact and make the offer.  Once the offer is accepted you will need to complete a sales compliance form (including proof of funds) as well as sign our terms of business, and pay a non-refundable £250 reservation fee.  We will then progress the sale with both parties.  The balance of our sourcing fee is payable on exchange of contracts.  Once the fee is paid the property with be withdrawn from sale.  Reservation is strictly on a first come first basis.

Our terms of service

Due to the differing levels of service depending on the profile of property we manage, we have separate agency agreements depending on the service being offered – tenant find within the residential letting market, fully managed within the residential market, and fully managed within the student market.

Current clients

Our terms of business change from time to time. When they do we will contact you giving 90 days notice of changes. Our terms will be updated on the website at the beginning of the 90 day period so you can view them. You will not need to sign our new terms of business on change of contract unless requested to do so by us.

New Clients

For new landlords you can sign the appropriate service agreement online. You can also upload the documents we require before marketing for legal compliance.

TPS - What do we do?

We offer a number of services to landlords. Our core service is full management - this provides a fully hands free management experience for the landlord who would rather someone else take on the day to day responsibility of property management. We look after every aspect of managing your property, from compliance - initial assessment of property standards, bringing up to standard, to finding tenants, to managing repairs, assisting with licensing, and collecting rent and paying you. As part of this you get access to the management systems we use via a dedicated portal as well as through a portal to the maintenance system. From here you can confirm that property certificates are in place and that issues are being dealt with appropriately. Transparency is built into our service.
