Guarantors
A guarantor is someone—usually a close relative or trusted individual—who agrees to cover your rent or other tenancy obligations if you're unable to do so.
They will go through a similar referencing process to confirm they’re financially able to support you if necessary.
A guarantor is not a replacement for a tenant being able to afford the rent. The guarantor is there to provide additional security for the landlord in case the tenant does not pay the rent.
This guarantee extends to any charges as allowed under the Tenant Fees Act 2019 as well as any other liabilities arising under the tenancy agreement, including Council Tax.
Note: Guarantors are not part of the tenancy. We will not discuss any tenant related or property related matters with guarantors unless there are exceptional circumstances. This also applies to parents and third parties (excluding legal advisors appointed by tenants or guarantors).

As a Guarantor we recommend you take legal advice before signing the Guarantor Agreement or Guarantor Deed.
The wording as of June 2026 on our Guarantor Agreements/Deeds is to allow for a "liability for share of rent" to cover situations on a shared house. We appreciate that on a joint tenancy with a large number of tenants the potential liability can be significant, and have for a number of years limited this liability for the share of rent.
This does not apply to council tax or damages to the property where one guarantor may be pursued - this is because all the damage may be proven to be caused by one person and for Council Tax on - for example a shared house - one tenant not being a student may trigger a council tax liability.
The Guarantor Agreement/Deed covers all liabilities that arise under the tenancy agreement for example Damages, Council Tax, Rent and other lawful charges that may arise.
The Guarantor Agreement/Deed will last as long as the tenancy does. This includes any extensions or renewals. If you wish to be removed from your liability The Tenant will have to either find a new Guarantor or be prepared to undergo new referencing if their situation has changed.
We require guarantors to be over the age of 28, a UK resident, a home owner and earning a salary of the highest of either :
- An annual salary of at least 36 times the monthly rent being guaranteed; or
- An annual salary of £28,000
- A copy of photographic ID (copy of photo driving license card, passport or HM Forces Identity Card)
- A copy of a recent utility bill or bank statement with current address on it (gas, electricity, water, council tax bill etc – note mobile phone bills WILL NOT be accepted)
- A copy of a recent pay slip or P60
- A completed copy of the Guarantor Agreement/Deed . Paper copies (Deeds) MUST be signed by you and MUST also be witnessed by an independent person. We prefer the Guarantor Agreement to be signed digitally for speed and convenience.
